Herzl 97
This boutique demolition-and-reconstruction project is located in Beit Hakerem, one of Jerusalem’s most sought-after neighborhoods, known for its strong community, excellent access to major transport routes, leading schools, and green spaces. It will include about 89 new housing units, featuring advanced architectural design and a high level of finishing.
The project offers a range of spacious, well-designed apartments, including luxury penthouses with open views. All homes are planned with a focus on quality of life, functionality, and modern urban comfort.


Shimoni 37
A TAMA 38/2 (demolition and reconstruction) project is planned in Jerusalem’s Rassco (Givat HaVradim) neighborhood. Known for its greenery and tree-lined streets, this historic area is now a key focus of urban renewal. Shimoni 37 will feature 29 apartments with high construction standards and quality specifications, including 1–4 bedroom units and luxury penthouses. The project has full resident approval and is in advanced planning.

The very well-established Bitman Ben-Tzur Architects firm is behind the design of these apartments, which come in various sizes and models.

The Bolivia 3 project is located on the edge of Kiryat Yovel, near Ramat Danya—an area experiencing rapid growth, a young community, and strong access to work, education, and leisure.
